Q: What's the quickest thing you can fixup in a property to gain value?

I'm looking at buying an older house and tryint to flip it... so I'm looking for quick fixes I can do to gain value.

Few things to do

First thing is to fix anything that is clearly broken. Then make sure your walls and ceilings are in good condition (no holes or large lumps) and then paint. Painting is easiest in an empty house, doesn't cost that much and can make a crappy room look great. If the windows are old and leaky, fixing them would make a very large improvement as it would lower the heating/cooling bills. You could also look at the roof and see how the shingles are and then just some simple outside property fixup. Trim edges, flower bed, any trees need pruning, etc.

If your in a more rural area, try adding a small deck on back, or a small pond or other water feature, maybe a couple of porch swings, anything to give it some "curb appeal." The outside is what catches a prospective buyer's eyes, the inside is what sells it. I agree with RandomSkratch, painting is a great, cheap and fast way to increase the value of the house, if done properly, however I would suggest you wait till the paint smell fades away, many homebuyers won't trust a freshly painted house because they don't know what kind of defects the new paint is hiding. Also, this is on the more expensive side, look around the house and see what needs updated, if anything. Things like water heaters, electrical outlets, switches, lights, adding cable tv or phone and electrical outlets to rooms can be done relatively easily by someone who knows what they are doing.

Somethimes adding an RV pad with hookups on the side of the house can increase the value, cause lots of people are looking for a place to put their RV.
